Lease Procedure
Step 1
Pre-Departure Consultancy
Activities
  • Submitting your client inquiry form with SIRVA Inc..
  • Initiate discussion with.
    • SIRVA international relocation consultants regarding your move to Shanghai; and
    • SIRVA property consultants regarding your housing alternatives in Shanghai.
  • SIRVA consultants will send you a series of housing alternatives with photos via email based on your requirements.
  • SIRVA property consultants will discuss with you short term accommodations.
  • Identify the actual arrival date.

Step 2
Arrival and City Orientation (For clients with a rental allowance above US$2,500)
  • Once you have entrusted SIRVA Inc. in finding your new home, a SIRVA driver will pick you up from the airport at no cost.
  • SIRVA International Relocation consultants will host a 2-day city orientation with you at no cost, including school visits (for your kids), hospitals and clinics, expatriate grocery shopping venue, interviewing with bank officers and others.

Step 3
Housing Inspection
Part I
  • SIRVA Property consultants will show you the working neighborhoods.
  • SIRVA consultants will show you a few residential neighborhoods (including a visit to some actual rentable units and facilities in the compound).
  • Selection of a few preferred residential neighborhoods / compounds.
Part II
  • SIRVA consultants will show you more units in the preferred residential compounds or neighborhoods.
  • Finalize the ideal rentable property.

Step 4
Negotiation
  • Once you have identified the ideal property, SIRVA consultants will negotiate the favorable clauses under the lease term for you.
  • Negotiation items include redecoration / refurbishment, rental price, repair and maintenance, memberships, etc.

Step 5
Issue of Offer Letter or Letter of Intend
  • Upon completion of negotiation, SIRVA Property Consultants will issue an offer letter to landlord, explaining your opinions about rent and other requirements.
  • Contents in the offer letter include offering price, any requirements on refurbishment, additional furniture or appliance, mode of rental payment etc.).

Step 6
Lease Agreement Execution
  • Once both parties have accepted and executed the offer letter, SIRVA Property Consultants will draft the lease agreement based on the offering letter.

Step 7
Payment
  • Upon execution of lease agreement, you need to pay for the security deposit (normally two-month rent) and pre-pay for the first month rental.

Pre-move in Inspections
  • SIRVA property consultants and SIRVA Post Move-in Support consultants will accompany you to pre-check the property prior to moving in.

Handover
  • Landlords, SIRVA consultants and SIRVA Post Move-in Support consultant will walk you through the whole property to ensure everything is compliant with the offering letter and lease agreement.
  • SIRVA Property Consultants will conduct a furniture and home appliance check list based on the leasing agreement.
  • SIRVA Property Consultants will conduct a condition report if there is any damage on the property prior to your move in.
  • SIRVA Property Consultants will coordinate with the initial utility meter readings to set the cut-off date of the utility payment.

Step 10
Moving In
  • Moving in your new home in Shanghai.
  • SIRVA post move-in support consultant will assist you to register with the following parties:
    • Local police station;
    • Consulate office of your country; and
    • Management office of the property compound.

Step 11
Post Move-in Support
  • SIRVA post move-in support consultants will guide you with the following matters:
    • Acclimation to your new home, e.g. internet system access, use of home appliance, mode of utility bill payments, maid interview, etc; and
    • Repair and maintenance, e.g. repair and maintenance of home appliance or other part of your new home.

Step 12
Housing Inspection
For Moving Out:
  • SIRVA property consultants will assist to pre-check the property prior to moving out.
  • SIRVA property consultants will walk landlord through to property to ensure there is no damage to the property (wear and tear excepted).
  • SIRVA property consultants will conduct utility meter readings to ensure the cut-off date of the utility bill settlement.
  • Return of deposit from landlord.
For Renewal:
  • SIRVA consultants will assist you to conduct a market research on the revised rental around the neighborhoods.
  • Re-negotiation on renewal terms and rental.
